I’m Bayron Alvarez, founder of Casablanca Environmental & Building Diagnostics. I’m a NY licensed mold assessor and a NY licensed home inspector. I am also a partner at John Casablanca Construction, a building and property management company based in Southampton, NY, so I come from a real hands-on building background. My goal is simple: document what’s happening, explain it clearly, and lay out practical next steps you can act on.

What areas do you serve?

How quickly can you schedule?
Scheduling depends on season and scope, but we can often accommodate appointments within a few days. If you have a real estate deadline, active leak, or time-sensitive concern, tell us your timeframe and we’ll do our best to prioritize the visit.
Do you provide a written report with photos?
Yes. You’ll receive a clear, photo-rich report that summarizes findings and recommended next steps. Turnaround is typically within 24–72 hours, depending on scope.
Do you perform mold remediation?
No. We provide independent inspections, testing, diagnostics, and consulting—and we do not perform mold remediation. New York State law (Labor Law Article 32, § 936) prohibits a licensee from performing both mold assessment and mold remediation on the same property. This separation helps prevent conflicts of interest and supports unbiased findings. If remediation is needed, we can recommend qualified licensed remediation contractors, help compare scopes, and provide independent post-remediation verification/clearance documentation after the work is complete.
Tip: Be cautious of contractors who offer “free inspections” but also sell remediation. If you use a dual-role company, ask for a written scope, proof of licensing/insurance, engineering controls (containment/negative air), and a clear post-remediation plan.
Do you offer services beyond home inspections?
Yes. We provide home inspections, mold assessment and testing, thermal imaging, moisture intrusion diagnostics, basement/crawlspace evaluations, attic and HVAC moisture/mold risk checks, water quality testing, commercial inspections, and owner’s rep / construction consulting.
Can you help during a real estate transaction?
Yes. We work with buyers, sellers, and agents across the East End. If you have a closing date, share the deadline and we’ll recommend the fastest scope that still gives you useful documentation.
